Where there is little or no real insulation in the construction of a flat roof, large amounts of heat is continuously lost to the athmosphere. In addition, this type of roof is seriously prone to condensation, which rots the rafters.
Sometimes there is more insulation (maybe 4 inches of fiberglass) between the rafters. This marginally improves insulation but does nothing to resolve the condensation and rotting rafters problem.
A Slightly Better Flat Roof Construction
This type of flat roof construction resolves the condensation problem. The problem with this method of insulating, is that there must be an air gap of at least 50mm with a constant flow of circulating air above the insulation and below the sub-deck to get rid of potential condensation. The final result is an inefficient flat roof that seriously leaks heat.
A properly constructed warm roof system, involves fixing solid insulation boards to the top of the flat roofing deck. In doing this you completely eliminate the need to ventilate between the joists (which causes cold air to circulate and plunge downwards into your home, causing draughts and cold spots).
Your existing roof will be encapsulated with 5 inches of solid polyisocyanurate (PIR) insulation boards as standard along with the required vapour control layer.
